Part-empty buildings, filled and run by us

For accredited investors. We buy flex industrial, small-bay warehouse and neighborhood retail, lease it to local businesses, and manage it ourselves.

Where we invest

We own and run small-bay industrial, flex and neighborhood retail buildings in six states. These are the spaces where tradespeople, makers, service providers and local businesses grow.

We choose each market for its long-term demand and for the businesses that need space there. Buildings like these hold up in tough times and do even better in good ones. Every one of them is run from our office in Boston.

We run every building ourselves

Most firms buy a building and hand it to other companies to run. We do not. The team that buys the property also manages the construction, leases the space, runs the property and keeps the books. Nothing gets lost between companies, and every dollar is watched by people who answer to you.

Construction

We manage every roof, parking lot and suite build-out directly, with our own people on the job.

Leasing

We fill the empty space ourselves, with local businesses that need it and stay.

Property management

Our own managers answer the tenants, collect the rent and keep the buildings working.

Finance and reporting

Our finance team keeps the books, reconciles every account each month and reports to investors with real numbers every quarter.

What investors say

I first got to know the team through MIT’s Venture Mentoring program in 2013. Over time, I watched how they operated: thoughtful, disciplined, and focused. Eventually I became an investor myself, and the experience has only reinforced my early impressions. They’re the real deal.
